Frequently Asked Questions

I rent my home. Do I still need house insurance?

Your landlord's policy covers the building itself, but it doesn't cover your belongings or protect you if someone is injured in your unit.

Tenant insurance is typically very affordable and covers your contents, personal liability, and additional living expenses if your home becomes uninhabitable. It's one of the most underrated policies out there.

I run an AirBnB / Vrbo out of my home — do I need separate coverage?

Most standard home insurance policies don't automatically extend to short-term rentals, and some will exclude claims that occur while a paying guest is on the property. Whether you need a separate policy or a rider on your existing one depends on how frequently you rent and through which platform. It's worth a conversation before you assume you're covered.

I’m renovationg — do I need to contact my broker?

Yes, and sooner rather than later. Renovations can affect the rebuild value of your home, and some types of construction work can create gaps in your existing coverage. It's a quick call and it ensures you're protected throughout the process — not just after.

How long does a property claim affect my policy?

It depends on the insurer, the type of claim, and your history. Generally, a claim can affect your premiums at renewal, and some insurers apply surcharges for a set number of years. If you're weighing whether to make a claim on a smaller loss, it's a good idea to talk it through with us first.

What does "replacement cost" actually mean?

Replacement cost means your insurer pays what it would cost to rebuild or replace your property at today's prices — not what it was worth when you bought it or what it's depreciated to. To calculate this accurately, insurers look at the square footage of your home, the year it was built, and the type of construction and finishes. It's worth reviewing this figure regularly, especially after renovations or as construction costs rise.

Does my home insurance cover my home-based business?

Generally, no. Standard home policies aren't designed to cover business equipment, inventory, or liability related to clients visiting your property. In some cases a rider can be added, but if you're running a business from home, a commercial policy is usually the right move. We can help figure out which applies to your situation.
